Construction is finally underway on one of Builders’ biggest renovation projects. The 180 apartment units at Governeour Manor started in Mid August. The project will see virtually everything inside the units replaced except for the sheetrock. New doors, windows, HVAC systems, appliances and carpet will all be replaced. The renovation will earn the project a 5 star Energy Star rating, the highest possible rating in a renovation. We are very proud of the rating, which required a commitment to high efficiency appliances, insulation, windows and other fixtures.
The project will also see the construction of a new freestanding clubhouse and office building with a community room, fitness center, resident computer area, and cover patio area. The job will take about 18 months and will cost approximately $4 million dollars.
Under the direction of Larry Shoemaker, our in house construction department is doing a large share of the work. In addition, we are proud of the fact that we have been able to spend most of the funds locally.
Becky Way and on site manager Vickie Rhodes are working with the current residents to relocate them during the project. The residents are very excited about their “new” apartments. The Section 42 Tax Credit project will specifically target marketing towards elderly and handicap residents. We are especially excited about our 4 new handicap accessible apartments that will have private elevator access for the resident.
